Eighteen winters of building here.

We are a Park City general contractor with in-house framing, finish carpentry and millwork — and a strong preference for telling clients the truth early.

Our story

We started because the hand-offs kept failing.

Unified Contractors was founded in 2007 by people who had spent enough years on Wasatch Back job sites to know exactly where projects come apart.

It is almost never the craftsmanship. It is the seam — the week between the framer leaving and the mechanical crew arriving, the detail nobody owned because it sat between two scopes, the change that got agreed to verbally and priced three months later. Every one of those is a coordination failure, and every one of them lands on the homeowner.

So we built the company around removing seams. Framing, finish carpentry and millwork are in house. One superintendent owns a project from the first stake to the final walkthrough. The schedule and the budget live in the same document, and both are yours to read at any point. It is a less glamorous promise than most builders make. It is also the one that determines whether you enjoy the process.

Today we work from Old Town Park City out through Deer Valley, Promontory, Glenwild, Midway, Heber, Kamas and up onto Mayflower Mountain — roughly a thirty-mile radius, which is about as far as we can go and still get a superintendent on site the same morning you call.

Four rules we do not bend.

Tell you no early

The cheapest word in construction is a no delivered in the first meeting instead of the third month. If a lot, a budget or a schedule will not work, you hear it before you spend anything.

Price it where it is cheap to change

Selections, structure and long-lead items get resolved in preconstruction, on paper. Decisions made on the drawings cost a fraction of decisions made on the framed wall.

Own the whole thing

One superintendent, one schedule, one number. No sequence where the tile contractor blames the plumber and you are left holding both invoices.

Build for the climate first

Snow load, ice damming, freeze-thaw and wind exposure drive our detailing before aesthetics do. A beautiful house that leaks in March is not a finished house.

Our process

Five stages, each with something you can read.

Every stage ends in a document — a range, a set of selections, a line-item bid, a weekly note, a closed punch list. Progress you can verify beats progress you are told about.

  1. 01

    Consultation & site walk

    We meet at the property. We look at grade, access, exposure and utilities, and we talk plainly about what the lot will and will not allow. You leave that first meeting with a realistic range, not a sales pitch.

  2. 02

    Design & preconstruction

    We work alongside your architect and designer — or introduce you to ours. Selections, structural approach and long-lead items get resolved on paper, where changing them is still inexpensive.

  3. 03

    Transparent bid & schedule

    You receive a line-item bid with real allowances, a trade-by-trade schedule, and the assumptions behind both. Nothing is buried in a lump sum you cannot interrogate.

  4. 04

    Construction

    One superintendent owns your project start to finish. You get weekly progress notes with photos, and a single person to call — never a chain of subcontractors pointing at each other.

  5. 05

    Walkthrough & warranty

    We walk the house with you, build the punch list together, and close it out before you move in. Our workmanship warranty runs a full year past substantial completion, and we answer the phone after it expires.
